  There is so much happening in the Surat Basin, it's hard to keep
  up!  Here are some of the latest new projects which have
  recently been announced on top of the massive developments
  already underway and with many more projects still to
  commence.  All fantastic news for the property market in the
  region....<span style="text-decoration:underline;"><br /></span>

<p>
  <strong><span style="text-decoration:underline;">ERM Power -
  Braemar 3</span></strong>
</p>
<p>
  Approvals and details have been released around the latest
  brainchild for <a href="http://www.ermpower.com.au/power/braemar3">ERM Braemar</a>. To
  be located central to Braemar 1 and 2; <a href="http://www.ermpower.com.au/power/braemar3" title="">Braemar
  3</a> is due to commence construction in early 2013 with full
  operation in 2015. Braemar 3 is a 520MW open-cycle gas-fired
  power station and high pressure gas pipeline that will be
  constructed at an estimated cost of $550 million. Located
  south-east of Chinchilla, this will provide 400 jobs during
  construction.<br /><br /><a href="http://www.ermpower.com.au/power/braemar4" title="">Braemar 4</a> has also been given the green light by local
  authorities, however no construction details have been announced
  as yet.<br /><br /><strong><span style="text-decoration:underline;">Queensland Gas
  Company</span></strong><br />
  And the winner is ... Theiss  Pty Ltd has been appointed to
  the construction of a gas processing facility for  <a href="http://www.qgc.com.au/">QGC</a>. The project, involves
  construction of six field compression stations, and a
  central processing facility to service the QC LNG project. With
  construction scheduled to commence almost immediately, not only
  will the project provide opportunities for local contractors and
  increase local industry , it will also provide a considerable
  injection into several local industries (including housing and
  building).<br /><br /><strong><span style="text-decoration:underline;">The Kenya Water
  Treatment Plant Project</span></strong><br />
  The <a href="http://www.laingorourke.com.au/projects/australia/oil-and-gas/project:kenya-water-treatment-plant">
  Kenya Water Treatment Plant</a> is on track for construction to
  be completed mid 2012. The Kenya Plant, one of two osmosis plants
  in the region, will have the capacity to treat 92ML of coal
  seam gas (CSG) water a day ready for distribution into local
  water supply chains and for allocation by local
  authorities. <br /><br /><strong><span style="text-decoration:underline;">Kenya to
  Chinchilla Weir Pipeline Project by
  SunWater</span></strong><br />
  The <a href="http://www.sunwater.com.au/future-developments/kenya-chinchilla-weir">
  Kenya to Chinchilla Weir Pipeline Project</a> as contracted to
  SunWater (a government contractor) is on target to be completed
  mid 2012 (to coincide with the completion of the Kenya Water
  Treatment Plant). The pipeline is the means of treated water from
  the Kenya Water Treatment Plant to be moved to the Chinchilla
  Weir for distribution to local farmers for irrigation and other
  local industry needs.

  The Surat Basin offers some terrific opportunities for investors.
  However, the initial process of gaining an investment property
  and starting your own investment portfolio can be very daunting.
  In order to tackle this, the following are 3 tips that should be
  considered:</span></font>

  <font face="Arial">1.  It's all about location, location,
  location.  Take a little time to invest in some research.
  Become an expert on the area - get to know the direction of
  development, growth and community and get a feel for the
  atmosphere, activity and infrastructure.<br /><br />
  2.  Understand your prospective tenants - their
  demographics, motivations, structure, needs and wants. What do
  they require in a rental property? What are they looking
  for?<br /><br />
  3.  Know what you want to achieve from your investment, eg
  capital growth or rental return? Tax incentives and deductions?
  What is your risk profile?<br /><br />
  Taking the above into account will ensure you are going into the
  market with a clear direction and expectation as to what you
  are looking for.</font><br /><br /></p>]]></description>

  Wow! 2012 started with a bang!  A huge volume of enquiries,
  resulting in numerous sales being achieved by our sales team.
  With good enquiries, and optimistic listings coming in,  so
  far it's shaping up to be a cracker of a year.<br /><br />
  Finding vacant land to build on or for the investor to develop
  multi-complex units on,  is proving to be extremely
  challenging. Vacant land is in dire shortage - this has resulted
  in vacant lots now reaching  $200,000 for normal housing
  block size or for an 800m2 allotment. This shortage is also
  increasing the price of established homes.
</p>
<p>
  Surat Basin Real Estate has had some very positive results from
  recent auctions; in the  last fortnight, 42 Oak Street went
  under the hammer and SOLD.  Upcoming auctions to look out
  for include the triple auction to be held at 13/15 Holland Street
  at 10am on 24 March 2012.  This auction will offer 13/15
  Holland Street,  Riders Road and 21 Colamba Street. 
  Plus look out for another three properties that will be auctioned
  in April. Full details will be available shortly.

  A change is in the air, and the primary beneficiaries are the
  tenants and their safety, but changes in legislation and
  compliance issues is something all landlords need to be aware
  of.  As professional property managers Surat Basin Real
  Estate are total professionals in ensuring your property is
  compliant and that tenants are well looked after.  An
  example of how legislation and mandatory standards is an
  initiative to prevent serious and potentially fatal injuries in
  children.

  The new standards apply to all corded internal window coverings.
  All new products now come with mandatory installation labeling
  and guidelines that need to be strictly adhered to so the product
  is compliant.<br /><br />
  As there will likely be properties fitted with window coverings
  that do not comply with the new legislation, Surat Basin Real
  Estate will be conducting an audit on all current rental
  properties so that all properties comply with the new standards,
  and ensure the safe environment for our tenants and their
  youngsters.

  Where necessary, we will be arranging to have the cleats lifted,
  at least 1600mm above the floor, to secure the cords, to ensure
  compliance with legislation.<br /><br />
